Green Street Housing and Good Works Host Ribbon Cutting at Loudoun County Attainable Apartment CommunityIn a significant development for affordable housing in Ashburn, Virginia, the collaborative efforts of Maryland’s Green Street Housing and Loudoun’s Good Works are culminating in the inauguration of Waxpool Apartments this Friday, March 15, 2024. Situated at 43815 Oystercatcher Terrace, this pioneering residential project aims to offer economical living solutions tailored for hourly-wage earners, educators, and first responders.

Funded through an assortment of financial instruments, including a Virginia Housing Low-Income Housing Tax Credit (LIHTC) from The Richman Group Affordable Housing Corporation and Discover Bank, Tax-Exempt bond financing via Virginia Housing, a contribution from the Loudoun County Housing Trust Fund, and several loans and grants aimed at supporting affordable and energy-efficient housing, Waxpool Apartments sets a new benchmark in affordable living.

What sets Waxpool Apartments apart is not just its commitment to affordability but also its dedication to sustainability and energy efficiency. The building is recognized by four independent green building certifications, highlighting its environmentally friendly features such as an 85,000 annual KWH solar array on the rooftop. This solar installation is projected to have a carbon-offset impact equivalent to planting 20,000 trees over two decades.

Waxpool Apartments will provide a total of 52 income-restricted rental units, including a mix of one and two-bedroom layouts designed to accommodate individuals and families earning between 30-60% of the area median income. The proximity of the development to the new Ashburn Metrorail Station enhances its appeal, offering easy access to transportation. Moreover, the community will benefit from various amenities provided by Northfield Construction & Development, including recreational facilities and a child-friendly environment.

Adding to the aesthetic and cultural value of the project is a distinctive mural created by renowned local artist Joan Gardiner. Visible to both east and westbound travelers on Waxpool Rd., the artwork celebrates the natural beauty and wildlife of Loudoun County with its depiction of Red Winged Blackbirds and Butterflies, offering a different visual experience from each direction.
